A day in the life

Prologis is seeking a Development Manager for our Seattle, Portland and Denver markets. This position takes responsibility for managing development activities for land and building developments including entitlements, design and construction of speculative industrial/warehouse facilities for ground-up projects and first-generation tenant improvements.

The position requires a high degree of energy, passion, an outgoing personality, technical competence, professionalism and integrity. The position will reside in our Seattle-Georgetown office and interact daily with Prologis development, deployment and leasing teams. The position reports to the VP – Development Officer.

Key responsibilities include:

  • Develop budgets, define risks and track costs for land, infrastructure and building developments.
  • Develop, tender and manage a variety of sizes of projects ranging from $1,000,000 to $50,000,000+ in development cost.
  • Lead a team of consultants and contractors to obtain the regional capital deployment goals and objectives.
  • Coordinate and monitor every facet of the development process, including:
    • Partnering with stakeholders in evaluating land and building acquisitions.
    • Hiring and managing design professionals, consultants and general contractors.
    • Scheduling, budgeting and plan development.
    • Leading / assisting project AHJ approval processes from acquisition through completion.
    • Providing conceptual and pre-construction estimating for all aspects of development.
    • Conducting on-site inspections of safety, quality and progress.
    • Executing project closeout and hand off to operations.
    • Effectively communicate relevant information regarding project status to stakeholders.
  • Assist with responses to build-to-suit or leasing RFP’s by establishing site plans and floor plans, proposed specifications, construction budgets, and schedules.
  • Establish, plan, and participate in regularly scheduled development meetings to communicate the company’s expectations and oversee the timely completion of milestones set forth in the each of the contemplated developments.
  • Ensure customer satisfaction and exceed customer’s expectations on each project.
  • Monitor trends in the local construction market including pricing of materials and labor.
  • Research new design/construction alternatives, and value engineering opportunities that will drive innovation in Prologis’ developments without compromising functionality or life cycle costs.
  • Accountability for ongoing innovation and initiatives.
  • Driving impact using lean construction techniques, GC bid negotiations and design optimization initiatives relative to targets.
  • Develop and strengthen industry relationships with local jurisdictions, utility providers, general contractors and design consultants.

Building blocks for success

Required:

  • 5+ years’ experience in a similar role working in the field of Engineering, Architecture, or Construction Management. 
  • Computer proficiency: MS Project, Bluebeam, Google Earth, in addition to normal Microsoft 360 tools.
  • Ability to travel up to 20% of the time within markets.

Preferred:

  • Bachelor of Science in Engineering, Construction Management, Architecture, or relevant equivalent experience is preferred.
  • Experience in industrial development, related land AHJ approvals, and construction.
  • Experience with BIM.
  • Project management experience with a general contractor.
  • Possess a hardworking, positive demeanor.
  • Proactive in approaching solutions and problem solving.
  • Resiliency and being proactive in soliciting constructive criticism with a strong continuous-improvement mindset.
  • Possess the ability to thrive in a rapidly changing and challenging environment.
  • Promote a positive, can-do attitude with a real focus on customer satisfaction, efficiency, and production.
  • Self-motivated with the ability to multi-task and continually re-prioritize with minimal direction.
  • Excellent written and verbal communication skills.

Hiring Salary Range of: $130,000 - $178,000. Salary and whole compensation package (bonus target & LTI (Long Term Incentives) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
